Best AI Floor Plan Generator for Editable Home Layouts

Find the best ai floor plan generator for your workflow. Compare text prompts, image imports and editing, with a real two-bedroom layout revision.

By Tanny, updated

The best AI floor plan generator depends on how you want to start and revise your layout. Shortlist floorplan.chat for a written brief you confirm before drawing, Maket for a guided planning workflow, Planner 5D for conversational planning and interior design, and Drafted for structured room and lot inputs. Choose by checking whether you can change a wall, inspect the resulting dimensions, and keep the rest of your home intact.

We make floorplan.chat. Use the shortlist below to choose a starting workflow, then try the bedroom revision shown in the two plans.

A real layout and a measurable revision

These two example layouts show a useful trial task: give one bedroom more space while keeping the rest of the home fixed. Start with this brief:

Create a single-story home with two bedrooms along the north side. Use an open living room and kitchen, one shared bathroom reached from the living space, and a south entrance. Include beds, a sofa, a dining table, and kitchen and bathroom fixtures.

The first version gives both bedrooms equal widths. The revision request is:

Move only the divider between the bedrooms 500 mm toward Bedroom 2. Keep the exterior walls, bedroom doors, windows, kitchen, and bathroom in place.

Before: equal bedrooms

After: a wider main bedroom

The main bedroom gains space at Bedroom 2's expense. The open living and kitchen area stays connected to the entrance, both bedrooms, and the shared bathroom. Neither bedroom becomes a route to the bathroom.

CheckBeforeAfter
Main bedroom dimensions4,350 by 3,350 mm4,850 by 3,350 mm
Bedroom 2 dimensions4,350 by 3,350 mm3,850 by 3,350 mm
Main bedroom, area14.57 m²16.25 m²
Bedroom 2, area14.57 m²12.90 m²
Living and kitchen, area31.05 m²31.05 m²
Bathroom, area6.70 m²6.70 m²

Use the main bedroom for a larger sleeping and storage area, or keep the equal-bedroom version for two people who want similar rooms. In both versions, the 1,600 by 2,000 mm main bed, 1,500 by 2,000 mm second bed, and bedroom doors stay in place. Look at the space around the beds as well as the area totals when choosing between them.

How to compare AI floor plan tools for editable home layouts

Run your own brief through the tools you are considering. Keep the requirements identical, then request one change. An attractive first image alone cannot show whether a tool suits your revision process.

  1. Record what must stay fixed. Give the exterior dimensions, room count, entrance position, and any walls or windows you want to preserve. Ask the tool to restate those constraints before you proceed.
  2. Inspect the first plan. Can you identify every required room and reach the bathroom without crossing a bedroom? Can you read the dimensions you need?
  3. Request a measurable change. Use the 500 mm divider move above, or specify a different wall and distance in your own layout. Compare both versions, including areas outside the requested change.
  4. Try a direct edit. Select a wall, move a door, or reposition furniture. Decide whether chat, manual editing, or a combination feels easier for you.
  5. Inspect the matching 3D view. Check that the doors, windows, and room arrangement match the plan you just revised.
  6. Test the handoff you need. If another person needs a file, open a sample in their intended software before choosing a subscription. Do not judge compatibility from a format name alone.

For image reconstruction, add a second task: upload your source plan and compare the reconstructed wall positions, openings, and dimensions against it. Keep that task separate from generating a new home from a written brief. It answers a different question.

What to check about price and limits

Check the allowance for the entire workflow: the first layout, follow-up edits, image import, visualization, and any downloads you need. A free starting allowance may not cover every step you want to test.

For floorplan.chat, the pricing page lists $10 and $20 monthly plans, both with unlimited direct human edits. It currently says purchasing is not open and official credits remain unlimited during beta (checked October 2026). Use the live pricing page for current model-message and image-generation allowances.

Frequently asked questions

What is the best AI for floor plans from a written description?

For a conversational starting point, consider floorplan.chat's brief and confirmation workflow. Maket documents guided chat generation, while Planner 5D Copilot documents text and voice requests (checked October 2026). Their official workflow links are in the table. Try the same room list and revision request before deciding which fits you.

Can an AI floor plan generator edit an existing image?

floorplan.chat accepts reference images and rebuilds the layout. Maket documents converting an uploaded plan into an editable design, and Planner 5D documents image import into an editable 2D and 3D project (checked October 2026). Check the sources in the table for their workflow details. Compare the reconstruction against your source before making further changes.

How do I know whether the output is editable enough?

Ask for one wall to move by a specified distance. Then inspect its new position, adjacent room areas, doors, windows, and unaffected rooms. Follow with a manual edit. The before and after drawings above show the kind of evidence to look for.

“Create a single-story two-bedroom home with both bedrooms on the north side, with an open living room and kitchen, one shared bathroom reached from the living space, and a south entrance. Confirm the layout with me before drawing.”
